The price difference between new buildings and resale decreased to 20% The difference in cost per square meter between new buildings and finished apartments in the 40 largest cities in Russia decreased during the year from 25% to 20%, Tsian calculated. Now the average price of a meter in the primary market is ₽189.7 thousand, in the secondary market - ₽158.4 thousand. Finished housing became more expensive by 12% during the year, while new buildings - by 8%. Other analysts note a similar dynamic: according to Avito Real Estate, the price gap in the big cities dropped from 22 to 19%. Buyers are increasingly choosing ready-made apartments: they are cheaper, available immediately after the transaction, and the selection of objects is wider. Another boost to the secondary market was given by the reduction of mortgage rates in the market and the tightening of the terms of the family plan, due to which part of the demand shifted from new buildings to finished housing. Developers also feel increased competition. About 1/3 of the apartments in new buildings are sold at discounts of 10-15%, and sometimes the discount reaches 20%. Tsian predicts that 2026 could be the worst year in 8 years in terms of primary market supply price growth rates. Finished apartments became more expensive than new buildings in 30 out of 40 cities studied. The gap narrowed the most in Tomsk, Cheboksary, and Navraznia Chelny. In Nizhny Novgorod, according to Avito Real Estate, the difference during the year decreased from 31% to 12%, and in Saratov the new buildings are now even 3% cheaper than secondary housing. The trend is also supported by the appearance of "new secondary housing" - recently completed houses, in which the apartments become an alternative to the complexes under construction.
