Lending to Russian entrepreneurs from buyers' funds in trust accounts in August 2026 fell to 65.8% - the lowest level since the first half of 2020. The gap between the bank financing of construction projects and the accumulated funds of the shareholders continues to widen. During the year, the debt of developers to banks increased by 16%, to 11.37 trillion rubles. Balances in trust accounts added only 6% and reached 7.48 trillion. It turns out that the volume of loans increased almost three times the funds of the buyers, who guarantee future payments for the projects. The reasons are construction increases and weak sales due to expensive mortgages. Developers continue to attract funding for work, while mutual funds fill up more slowly. For the banks, this means an increase in some of the loans for projects that are not covered by the shareholders' funds. The longer the differences in rates last, the more the outcome of construction depends on the recovery of sales and the developers' ability to service the rising debt.
