The banks change the mortgage rates in the market In October, three large financial institutions raised the interest rates on housing loans. At Gazprombank, the base rate increased to 17.9% per year, and for a loan of less than 7 million rubles - to 18.9%. in the DOM bank. RF the range now stands at 18.8–19.7%, and in PSB the data reached 18.49%. However, there is no mass trend yet. According to experts, after the September meeting of the central bank, only 10% of the banks went for an increase, and 8% for a decrease. The reason is the recent increase in demand. Banks issued 125,000 loans worth 614 billion rubles, which was the maximum for 2026. This comes against the backdrop of an expectation of changes in family mortgages. In PSBs, interest in market-based schemes has increased by 60%. At the same time, after the termination of the central bank, the yields on the ten-year OFZ insurance increased, and the interest rates on deposits stopped falling, so financing for the banks became more expensive. Therefore, the mortgage is driven not by the developer itself, but by the yield curve and deposits. While the deposits yield a yield of about 13%, the banks will not be able to keep mortgages on the market significantly cheaper than 17-18% without losing profit. This means that this segment remains a niche for the wealthy, and increases in demand will occur only before changes in the terms of the preferential programs, which make the same family mortgage more focused and not multi-unit. A place for cheaper housing loans will appear when financing costs fall and the expectation of further easing in the central bank's policy becomes more stable, and not only when the number of applications increases. Russian money is now at MAX.
