In the third quarter of 2026 in Russian shopping centers, the lower limit of rental prices for several categories of stores decreased to 0, following NF Group data. For household appliances and electronics stores, the interest range was 0-12 thousand rubles per 1 square meter per year, children's products - 0-8 thousand rubles, restaurants - 0-45 thousand rubles. Instead of fixed payments, landlords are increasingly offering a percentage of turnover, holiday rentals and personal discounts. This allows you to keep the tenants and save the buyer's traffic. According to NF Group, in July-September, 60 retailers began to optimize their retail chains: 48% of them are reducing the number of stores, and 35% announced a complete closure. Among the reasons is a decrease in sales in certain categories and an increase in costs for people, logistics and maintenance of outlets. By the end of 2026, the share of free space in the shopping center may increase to 8%. At the same time, the reduction of the rental income limits the ability of owners to invest in the renewal of the shopping complex.
