Market mortgages are beginning to push the preferred programs after changes in the "family" conditions for the first time in more than two years, the share of mortgage programs in the market exceeded half of the issuances and reached 53.1% in October, said Alexey Lippi, director of Sberbank's Domkalica department. The volume of loans issued in the second autumn month reached 113.7 billion rubles, he noted. Throughout the year, the mortgage market showed relatively stable dynamics, continuing to be positive. Since July 2026, issuances under market programs at Sberbank have not fallen below 100 billion rubles, and in the last two months they have exceeded 110 billion rubles. VTB and T-Bank recorded similar dynamics in October. The market share of mortgages in VTB issues increased to 52% compared to 38% a month earlier, a representative said. The volume of loans within the framework of the market programs amounted to 14.8 billion rubles, which is almost similar to sales in September, he noted. The turning point occurred due to changes in the conditions of the family programs - the issuance of soft loans fell sharply in October, Vadomosti writes. The authorities claim that family mortgages have become "more targeted", but in fact the conditions for many have become much more difficult.
