There is not enough demand for expensive rental housing in Moscow. During the year, its total exposure in ten central locations in the capital increased by 15% and reached 5.2 thousand lots. Data from analysts at Intermark Rent and NF Group will testify to this. The main increase in empty luxury spaces took place in the historic center: here the supply increased by 18% year-on-year, while outside the central administrative district the dynamics were more subdued - by an additional 7%. The main cooling factor is the almost complete disappearance of the traditional target audience. According to the representative of the association of prestigious real estate agencies, during the last few years the number of foreign tenants in Moscow has decreased tenfold. In addition, the behavior of Russian customers is changing. Some wealthy citizens prefer to optimize expenses and move into their own housing, while others direct their budgets to purchase real estate. Long-term rental of an apartment for 300-350 thousand rubles per month in total costs today is similar to buying your own housing in other districts of the capital. According to Intermark Rent, equivalent luxury real estate within the Central Administrative District costs an average of 482,000 rubles per month, while outside its borders it costs 266,000. A young crowd prefers modern residential complexes, which are easier to find outside the congested center with a lack of parking spaces.
