Apartments in Batumi continue to become more expensive, but there are fewer buyers - what is happening in the real estate market? In September 2026, the average cost per square meter in new buildings in Batumi reached $1,408, which is 5.2% more than a year ago. This will be evidenced by data from the analytics company Colliers. What happens to the prices? In the primary market, the cost of apartments decreased by 10.7%. In the secondary market, on the contrary, prices rose by 9.9%. What about sales? In September, 1,614 transactions with apartments were registered in Batumi - 10.4% less than the corresponding period in 2025. At the same time, the total market volume reached 107 million dollars. Sales of apartments in new projects directly from developers decreased particularly noticeably - by 38%. But in the secondary market of new buildings, the number of transactions, on the contrary, increased by 27.3%. Foreigners are still actively buying real estate in Batumi. In August 2026, foreign buyers accounted for 52% of all transactions with apartments in old and new projects. In September their share was 48%. Batumi's real estate market presents a mixed picture: average prices are increasing, but the number of transactions is decreasing. At the same time, buyers are increasingly choosing apartments in the secondary market of new buildings, rather than directly from developers.
